Realtors report a sharp surge in Russians’ demand for apartments in Armenia. By their estimates, the situation is comparable to 2022

Armenia has recorded a sharp rise in apartment demand among Russians, who are heading mainly to Yerevan, driving rental prices in the capital significantly higher, local realtors told Verstka.

“Huge demand,” says one of them. “Because of the situation that has developed in Yerevan’s real estate market at the moment, our prices are just insane.”

According to another realtor, in 2024-2025 the main clients in Yerevan were emigrants who “were moving from one apartment to another.” Now, he says, “80% of those reaching out are people who moved recently or are only planning to”. “Demand is enormous, the situation overall is comparable to 2022,” he says.

Over the past three months, rental prices in Armenia’s capital have risen by about 30%, another Yerevan property specialist told Verstka. He explains this by “the flow of newly arriving Russians.”

“Starting with the May holidays people began coming, and now even more so,” the realtor says. “I’ve got a ton of requests for September right now. I think they want to get the hell out before the elections. So in September prices will probably go up even more.”

In one of the Telegram channels popular among Russians for finding housing, Verstka noted, dozens of new posts appear every day from people who have already arrived in Armenia or are planning to emigrate in the fall. Housing is being sought by both families with children and single young men and women.

According to Yandex Wordstat data, the surge of interest in the query “apartments in Yerevan” began in Russia in spring 2026. In the week from July 13 to 19, the number of queries reached 5,200 and exceeded the figure from the week of February 28 to March 6, 2022 (5,000). The record number of search queries was recorded during mobilization in the fall of 2022 (nearly 10,000 in the week of September 19 to 25).
